Bucharest, May 2026 – SPEEDWELL and STRABAG announce the signing of the construction contract for the development of QUEENS District, the mixed-use project currently under development in the Floreasca – Barbu Văcărescu area of Bucharest.

STRABAG has been appointed General Contractor for the construction of the office and residential buildings within QUEENS District and will also relocate its Bucharest headquarters to the project under a long-term lease agreement.

The office component of QUEENS District will include approximately 22,500 sqm of leasable office space, while the entire mixed-use development will exceed 45,000 sqm built area and integrate office, residential, retail, and public-access functions into a single urban destination designed around connectivity, sustainability, and long-term usability.

Under the lease agreement, STRABAG will occupy approximately 4,600 sqm across three floors in Tower A, becoming the first anchor tenant signed within the project.

Premium amenities, strong connectivity and multimodal accessibility for a well-balanced work-and-lifestyle

QUEENS District is conceived as a fully integrated mixed-use destination, where office, residential, and retail functions coexist to create a vibrant, everyday ecosystem. In addition to the office component, the project will include 237 residential units and approximately 2,500 sqm of retail and services, all organized around a publicly accessible inner courtyard and generous landscaped green areas. The result is an environment designed not just for work, but for interaction, convenience, and a stronger sense of community.

Accessibility is a defining advantage of the project. Located on Soseaua Pipera, in the heart of the Floreasca–Barbu Vacarescu business district, the development benefits from excellent connectivity across all modes of transport. Two metro stations on the M2 line—Aurel Vlaicu and Pipera—are within a 10 to 13-minute walk, while multiple bus lines (112, 135, 343) stop directly in front of the building connecting QUEENS District with North, East, West and Center areas. Tram connections are also within walking distance, and the area offers direct access to key arterial roads such as DN1 and A3, ensuring efficient links to both the city center and the wider metropolitan area. This strong multimodal accessibility is reflected in the project’s BREEAM assessment, where transport achieved one of the highest scores.

A future-proof two-wing office building in a mixed-use scheme designed for performance and efficiency

At the same time, the workplace experience is elevated through design choices that prioritize comfort and health. Employees benefit from a constant supply of fresh air, openable windows, and continuous monitoring of indoor environmental quality, including CO₂ and humidity levels. These features are complemented by generous natural light, efficient floorplates of around 3,100 sqm, and flexible layouts that allow companies to tailor their space while maintaining a strong sense of identity. The building’s dual-wing configuration also enables anchor tenants to secure dedicated access and branding visibility. The project integrates 282 underground parking spaces, alongside electric vehicle charging infrastructure and smart parking systems. Above ground, however, the experience is entirely pedestrian, with all circulation designed around people rather than cars.

QUEENS District Office is among the very few buildings in Bucharest designed to operate with zero local carbon emissions, already holding a BREEAM Excellent certification at Design Stage. The building is fully electrified and powered by renewable sources, supported by photovoltaic panels and a highly efficient energy infrastructure. Its technical concept is built around heat pump technology integrated into a 4-pipe HVAC system and managed through a custom Building Management System, ensuring both precision and adaptability in operation.

The focus on performance translates into tangible benefits for tenants. The building is designed to achieve a primary energy consumption of approximately 51 kWh/sqm/year, exceeding nZEB requirements by over 40%, while intelligent monitoring and optimization of all systems can reduce energy consumption by up to 36%. This results in significantly lower operational costs, with utility savings estimated at around 40% compared to conventional Class A office buildings and service charges projected at approximately €3–3.5/sqm, well below market averages.

QUEENS District is developed by SPEEDWELL as a future-ready urban destination, bringing together high-performance office space, premium residential living, and curated retail in a single, cohesive environment. The project is scheduled for delivery in Q1 2028.
