Stefan Mandachi, one of Romania’s best-known entrepreneurs, is investing five million euros in a premium villa complex located in Miroslava, Iași County, the wealthiest commune in Romania. The Miradis residential complex will include 12 houses, available in two different architectural styles, each situated on lots of 450-500 square meters, with a usable area of approximately 180 square meters and a built area of 260 square meters. Prices start at 375,000 euros, and the first villa, a showroom, will be ready at the beginning of next year. The houses in the Miradis complex are not sold as projects but as completed builds.
„I have designed a premium housing concept, focusing on quality, exclusivity, originality, and comfort, meeting the desires of those who want a spacious, modern property close to nature, yet near the city. The houses will be personalized and adapted to the owners’ style,” said Stefan Mandachi.
The premium houses in the Miradis residential complex are unique and enjoy an advantageous location – just a minute from the Family Market Miroslava retail complex and less than two minutes from the local town hall. The 12 villas are available in two distinct architectural projects – Dreamview (9 units) and Nordique (3 units) – each on lots of 450-500 square meters with a usable area between 176 and 200 square meters. The real estate project has advanced quickly due to the cooperation of local authorities and the support of all stakeholders.
Installation and finishing work begins after signing a preliminary contract, allowing each owner to customize their home according to personal preferences. This model ensures complete control over details, from interior design to material and finish selection, without compromising high standards of quality and energy efficiency. The price for a house starts at 375,000 euros, excluding VAT. „In the real estate complex in Miroslava, premium houses are not sold in the project phase but only as finished builds. I have never sold houses as projects – clients must see, touch, and feel what they are buying,” emphasized Stefan Mandachi.
The founder of Romania’s largest fast-food franchise network chose Miroslava, located eight kilometers from Iași, for his first real estate investment to capitalize on and support the area’s development potential. The entrepreneur aims to expand the Miradis model nationwide. „I am interested in investing in this field in other communes. Like my other projects, this will also be a franchise system. Entrepreneurs interested in building such communities in other areas of Romania will have access to a functional and profitable business model, as well as our know-how,” the entrepreneur added.
The project is designed as a franchisable system, and individuals interested in purchasing the Miradis franchise benefit from a turnkey model.
